During the previous YSRCP government, political leaders allegedly acquired land worth thousands of crores in Visakhapatnam. Now, questions are being raised over whether a similar pattern is unfolding under the coalition government. According to leaders from the ruling party itself, the answer is yes. They claim that a key minister in the Andhra Pradesh government has deployed special teams to execute the plan. While the minister is said to be operating behind the scenes, these teams are allegedly carrying out the work in the public eye as intended. According to TDP sources, the stage has now been set for a "double windfall" in the highly valuable Daspalla lands in Visakhapatnam. The commercial value of these lands has already increased significantly after the government gave the green signal for a 100-foot road through the area.
In addition, those who have secured these lands for development are expected to receive Transferable Development Rights (TDR) bonds, providing them with further financial benefits. It is being claimed that efforts are underway to issue TDR bonds worth between ₹1,000 crore and ₹1,500 crore to them. At present, only a 40-foot road exists in the area, which allows construction permissions only up to Ground Plus Four (G+4) floors. However, since a 100-foot road has now been included in the master plan, it is expected that permissions could be granted for construction of 4 lakh to 5 lakh square feet per acre. According to these estimates, merely widening the road from 40 feet to 100 feet could generate an additional benefit of around ₹400 crore to ₹500 crore per acre through the increased permissible built-up area.
Real estate industry sources estimate that, across the entire project, the additional benefit could be as high as ₹5,000 crore. The report further alleges that since these benefits are being extended to lands held by YSRCP leaders, the team associated with the key minister in the government is also expected to receive a proportionate share. It further claims that the beneficiaries stand to gain even more by using TDR bonds to construct additional high-rise buildings. According to the information available, after calculating these potential gains, the minister's team has also finalized its own share of the benefits.
